Marc DeCandia chairs the firm’s Condominium and Homeowner Association Practice. He represents lenders and developers primarily in Maryland and Washington, D.C. His practice focuses on the development of complex mixed-use, vertically subdivided projects governed by condominium, covenants conditions and restrictions (CC&Rs), or reciprocal easement structures, including commercial, residential office, retail, and hotel uses, as well as the development of community associations and residential new construction and conversion condominiums. Marc also represents developers seeking to terminate and redevelop existing condominium sites, and provides developers and lenders with peer review for projects usingreciprocal easement structures.

With an established track record of handling sophisticated projects, Marc provides knowledgeable counsel to clients on using the best document structures to address the complex, and often competing, operational, cost-sharing, ownership, and lender issues inherent in a mixed-use project. He works closely with clients to structure developments that simultaneously limit owners’ administrative burdens and protect them from risks. Marc is committed to identifying and resolving potential issues in matters before they occur. Should the unexpected arise, he works with clients to limit or avoid any adverse impact on a development.

Marc is well-versed in the condominium and associated real estate sales and development laws and regulations of Maryland and Washington, D.C., as well as the federal Interstate Land Sales Full Disclosure Act. He works regularly with various government bodies, including the Maryland Office of the Secretary of State, Maryland Office of Attorney General, and Department of Housing and Community Development, to advance projects to completion.
